See our Standard Lease and our Rules & Regulations. The CTIs (Common area maintenance, Tax & Insurance) are defined in the lease, which also defines Lessee’s & Lessor’s mutual responsibilities. In general and subject to the lease, Lessee (tenant) is responsible for the storefront and for the inside of their space, such as mechanical, electrical, plumbing, and all inside finishes. Lessor (landlord) is responsible for the common areas, the foundation, outside walls, and roof.
From 2016 thru 2020 the CTIs were $6.60/sf/year; that does not include the tenants’ water use, nor their drainage user fee which was on each tenant’s electric bill prior to Nov. 2015. As of 2021 the CTIs are $7.20/sf/year.
Tenants reimburse their own water use from their sub meter’s reding as well as the drainage user fee which is based on their square footage; these estimated D&W reimbursements are reconciled yearly, at the same time as the CTIs
Available for lease is suite 228 for $2,379 gross rent per month. Our standard lease format is structured for retail leases and will be used for this 2nd floor office with common area add-on for shared hallways, restrooms and other. For suite 228, the Demised Premises (section 1.1.g) is 1,162RSF (rentable sf): 882USF (useable sf) plus an add-on factor of 31.75%.
